Parking
1 car in the garage, 2 cars in the driveway, and up to 2 cars on the street. Please be mindful of neighbors when parking on the street.
Check-Out Checklist
- Turn off all lights, fans, and TVs
- Set thermostat to 76°F
- Start the dishwasher if it has dirty dishes
- Place used towels in the bathtub
- Take all trash to the outdoor bins
- Lock all doors and windows
- Front door auto-locks, no need to do anything with the code

WiFi
High-speed WiFi covers the entire property, including the screened porch. Your network name and password will be emailed before arrival. Handles streaming on multiple devices without issue.
If the connection drops, the router is in the hallway closet. Unplug it for 30 seconds, plug it back in, and give it about a minute.

Enough to get you through the first day or two:

Kitchen & Dining
Fully stocked for anything from a quick breakfast to a proper dinner. Stainless refrigerator, gas range with hood, microwave, dishwasher, Keurig, toaster, and blender. Pots, pans, cutting boards, knives, and a full set of dishes and glassware.
Coffee Bar
K-Cup pods, sugar, creamer, and mugs. The floating shelves above have bar accessories (shaker, jigger, strainer) if you want to mix drinks in the evenings.
Seating
Dining table seats 8. Kitchen island has 4 leather barstools. Total seated capacity in the main living area is 12.
Trash & Recycling
Kitchen trash bags are under the sink. Bins are on the side of the house by the garage.
- Trash pickup: Monday mornings. Roll bins to the curb Sunday night.
- Recycling pickup: Friday. Roll bins out Thursday night.
- Break down cardboard and rinse containers before recycling.
Comfort & Climate
Thermostat
Nest thermostat in the hallway. Turn the dial to adjust. Keep it between 68°F and 76°F during your stay. Set it to 76°F before check-out.
Washer & Dryer
Full-size washer and dryer in the laundry area. Detergent pods and dryer sheets provided. Clean the lint trap after every dryer load.
Garbage Disposal
Wall switch next to the kitchen sink. Run cold water while it's on. Avoid bones, grease, fibrous foods (celery, corn husks), and starchy items (rice, pasta).
TV & Entertainment
Living room smart TV with ROKU. Sign into your own streaming accounts and sign out before you leave. A Bluetooth soundbar is connected for music.
Game room has a full-size pool table with cues. Board games and cards are in the cabinet near the TV. Ping pong table is on the screened porch.
Outdoor & Lake
Screened Porch
Fully screened, so no bugs. Ping pong table and an outdoor dining table. String lights switch is just inside the porch door.
Fire Pit & Patio
Paver patio with Acapulco chairs around a fire pit, right at the water's edge. Best spot on the property at sunset. Firewood may be available. Check with us, or pick some up nearby.
Backyard
The property slopes gently to the water. Watch your step at night. Keep the gate closed at all times, especially with kids or pets.
Housekeeping
The house is professionally cleaned between every guest stay. For stays of 7+ nights, mid-stay cleaning can be arranged for a fee. Extra towels are in the hallway closet.
House Rules
We keep it simple. Treat the house like you'd want someone to treat yours.
- No smoking or vaping inside. Outdoor smoking is fine if kept away from entrances.
- No parties or events that exceed the maximum guest count.
- Pets welcome with the pet fee. Clean up after your pet and don't leave them unattended.
- Quiet hours: 10 PM to 8 AM. We have neighbors.
- Maximum 8 guests overnight. All guests must be listed on the reservation.
- Parking in the driveway only. Up to 3 vehicles. No street or grass parking.
- No swimming in the lake. See the Outdoor & Lake section for details.
- Lock up when leaving. Exterior security cameras are active (no interior cameras).

Getting Around
Uber and Lyft work well in this area. You're about 10 minutes from downtown Orlando and 15-20 from the parks. A car is helpful but not required if you're mostly doing Disney or Universal.

Fire Safety
If there's a fire, get out immediately and call 911. The fire extinguisher is under the kitchen sink, but only use it on small, contained fires. Once outside, go to the front of the property and wait for emergency services.
Severe Weather
Florida thunderstorms are common June through September. During severe weather warnings, stay inside and away from windows. For hurricane warnings, follow local emergency management directives. Charge your devices and keep an eye on local news.
